How the Mortgage Foreclosure Process works

The mortgage foreclosure process happens when a homeowner fails to pay his or her mortgage payments and the bank forecloses on the home. A mortgage foreclosure process is not the same as a tax foreclosure process which happens once a year. Mortgage foreclosure is a bigger problem for homeowners who cannot afford to pay their mortgages.

The mortgage foreclosure process is long and involved. Different states have different foreclosure rules and slightly different mortgage foreclosure process. Lenders seeking to foreclose have to comply with state's mortgage foreclosure process which can be costly and time consuming.

For the people in foreclosure, the mortgage foreclosure process usually starts with them missing monthly payments. The lenders usually don't threaten foreclosure until three payments have been missed. The mortgage account is considered in default at this point.

The next step in the mortgage foreclosure process is the notice of default or even a letter threatening foreclosure. Once the account is in default, the lender will send a letter of default to the borrower. This is a scary time but the lenders are still open for negotiation at this point.

The notice of default often accompanies the notice of trustee's sale and they are served to the homeowners. In some states, these notices are mailed by certified mail and in others, although more rare, they are served by the Sheriff.

Sometimes the lender will also put the foreclosure sign up infront of the home that is being foreclosed on. This part of the mortgage foreclosure process is the worst for homeowners because friends and neightbors can see that they are in foreclosure and it is embarrassing.

Before the sale of the foreclosed home begins, the homeowner has the last chance to pay off the debt in full to stop foreclosure. However, most people cannot find the money to pay all off. Banks are still open to negotiation at this point if the deal is good enough. Usually a homeowner has until six days before the auction to pay off the mortgage balance and reclaim the property.

On the actual day of the foreclosure sale, good foreclosure properties receive bids from people looking to buy cheap homes. The mortgage foreclosure process ends with the sale of the home to the highest bidder. Some of these bidders are real estate investors looking for good investment properties.

It has been three (3) years since Hurricane Katrina devastated both Florida, Louisiana, Mississippi, and Alabama. The 2005 Hurricane Season was one of the worst on record and caused billions of dollars in damage. The 2008 Hurricane Season is now upon us; having started on June 1st, the hurricane season runs through November 30th. The 2008 Hurricane Season was predicted to be "above average", however to date the season and the tropics have been relatively quiet with only a few named storms, and only one that impacted south Texas. Historically however, the worse storms form in August through October. Your insurance company has not forgotten about the damages paid out in previous years. Policy owners in effected coastal and hurricane zone areas have seen rate increases year after year to pay for past losses and payouts for property damages. As a result, now is the time for home and property owners to evaluate their property casualty insurance to assure that they are covered in case of storm damage loss.

Take photos and make a list of your personal property - Normally your insurance policy has different coverages for property and personal property damages (i.e. clothes, food, furniture). By taking photos or video of both the internal and external property of your house and taking an inventory of the major items will greatly assist any claim against your insurance carrier.

Maintain trees and shrubbery and other outside objects in a safe location - trees and shrubbery branches often become missiles during a storm, and uprooted trees can actually damage roofs and trusses by colliding with houses.

Make sure the insurance company gives you a claim number - Once you contact your insurance company ask them for a claim number and note the time and date of your call and if possible the person you spoke with on the phone. Keep track of every conversation and keep notes.

Do not sign any documents that say 'release' - Do not sign any releases on your claim. Depending on your state statutes, you may have several years to report a claim for damages.

If you feel you have been underpaid on your claim contact a Lawyer, your insurance commissioner, or even a public adjuster if your state allows that specializes in first party contract claims. Insurance companies are in business because they take in more then they pay out, and the first pass of reimbursement for damages may not amount to what you are due under the policy for final damages as a result of your loss

If you receive a check, go ahead and cash it, but do not sign any releases on your claim. Many people believe that if they find future damages attributable to the storm that they will not be able to recover more money if they have already received a check- not true, as long as you do not release any of your rights. Sometimes it can be hard to come up with interesting topics that your readers are interested in reading. And, how do you attract the search engines to your blog anyway? The answer is "Recipes!" By adding a recipe-of-the-day to your blog, you'll ensure that you've always got fresh, yummy content for your visitors to "eat up". But, how do you find recipes that you can use? Before I share some of my favorite ways, let's get the legal bit out of the way.

To keep from breaking the copyright laws and getting yourself in a bit of trouble, you can not just copy and paste recipes or type them in. They are not public domain. Both collections of recipes and recipe instructions may be copyrighted. I recommend that you search google for "recipe copyright" to read the full scoop. But suffice it to say, you can't just use other people's recipes legally. You have to use other methods.

Now, let's talk about 4 ways to find recipes that can be used on your mom blog.

Your Own Recipes

We all have recipes that we make on a regular basis at home. Maybe a favorite dish that is easy to make and everyone loves? Do you have a specialty? Or just a handful of favorite dishes?

If so, get them on your computer and use them on your blog.

Family & Friends

Does your family have a recipe that has been passed down from generation to generation? How about something your favorite Aunt brings to Christmas dinner every year that everyone loves?

Ask your friends, family, neighbors, co-workers, etc. to contribute their favorite recipes to your collection.

Hire a Ghostwriter

The second method that I'd like to share is to hire a ghostwriter to write articles for you. Now, many people don't think about using a ghostwriter in this way, but it can certainly save you much time -- that you could spend in other ways.

Private Label Rights (PLR) Recipes

I've saved the best for last. My favorite way to get recipes for your blog is to buy PLR or private label rights recipes for your use. Why do I love PLR so much?

You aren't stuck coming up with all of the recipes yourself.

You don't have to pay big money to have someone else write them.

You can change the recipes as much or as little as you'd like.

You can split them up and add them to multiple blogs. You can pretty much do whatever you'd like with them to create a product, freebie or something else.

You can buy PLR very cheap. Some PLR services sell their recipes and food articles for under $1.

Of course, every PLR site has its own rules so be sure to read them before you buy.

A final tip: I recommend that you edit your PLR recipes so they are unique. Some ways to do this are:

Modify the directions.

Change the title.

Add a suggestion for the reader. Perhaps recommend a great wine (or beer) for the meal or a side dish.

Now that you know how easy it is to add recipes to your blog, you can get started right away. Your blog will go from bare to bountiful.

All this sounds good, doesn't it? On the other hand, it is a great responsibility and very few are able to simply close shop at 6pm for the night as they can in a brick and mortar job.

You don't work and you're not going to make any money. Many like the idea of working from home so they can be with their family but remember the old saying, "Be careful what you wish for."

You have to be able to truly balance dual roles of being a productive worker and being a parent. You must be able to set firm boundaries and make sure you a running your business as efficient as possible.

Balance will be both your best friend and your worst enemy. When you work at home, it means you are independent. Self-employment is often reflected by some as one who is unemployed unless you are an entrepreneur.

Many people see working from home as simply staying at home. You have to be able to face these obstacles and conquer them. There will be unexpected guests who think that because you are home it is time to socialize.

You may find the phone ringing off the hook just because you are home, so you must be available to chat. You don't want to be rude but sometimes it takes a hammer on the head for people to understand.

Put a note on your door you that says you are not available 8-5 and either get a phone line or send all calls to voice mail and check them later.

When it comes to home based opportunities, they are endless. You can work from a computer, be a bookkeeper, do billing, telemarketing, assembling parts, and day care, make silk flower arrangements, refinish furniture, or even knit bedspreads.

By making simple changes in lifestyles it can be a less painful transition during the search for employment, going to one income can be less stressful. Reducing unnecessary expenses such as cable, yes it really is not necessary, movie subscriptions (many local libraries have DVDs you can rent for free), trips to the nail/beauty salon ( you really can do those yourself), even heading to the car wash (if you have kids, use them). Other lifestyle changes that can be a little larger would be cutting your entertainment budget or downsizing to a smaller car.

If you need to earn quick money, there are some things you can do. Legitimate home based employment is an option many families consider. It can be hard to find work at home jobs that require no start up and are not scams, but a little research can save you a lot of time, money and effort. There are also companies that offer affiliate programs where you are authorized to sell there products at no cost to startup. Be careful as when something sounds to good to be true, it usually is!

What else can you do to get the things you need, when youare going to one income? Set a plan of action on how long you give yourself to find a new job and what you will do if that doesnat work. Lead Contamination is Preventable with Epoxy Pipe Lining

Lead used to be a primary material for water pipes in major U.S. cities, until the early 1900?s. It was so heavily favored because of its durability and malleability. Galvanized steel and copper eventually replaced lead, and copper pipe became the most popular material used in home water service and distribution in post 1950 construction.

Lead contamination, caused by pipe corrosion and erosion, was the major source of lead-related health problems in the years before the health hazards of ingesting lead were fully understood. Two of the most serious health problems were stillbirth and high rates of infant mortality. Part of what did and continues to makes it so serious is that, unlike many other plumbing or pipe problems, there is no way to detect it without having your water tested. On its website, the EPA offers general information about lead contamination and how to test for it.

If you have lead in your water, it?s generally because of one (or more) of these: lead-based solder which used to be the primary way to join copper pipes, a lead service line pipe linking your house to the city or town water main, and brass (or chrome-plated brass) faucets. The U.S. Congress banned the use of lead solder containing greater than 0.2% lead in 1986. It also limited the lead composition of pipes, faucets, and all other plumbing materials to 8.0%.? As a result of this legislation, ?lead-free? brass legally can contain no more than 8% lead and plumbing installed before 1986 possibly contain higher levels of lead.

Water lines from the city or town water main to a home or building?s water system may be a lead pipe in older structures. If you or a previous owner of the structure had your plumbing system upgraded since 1960, it?s probably composed of galvanized pipe. Galvanized pipe doesn?t need lead solder to be joined. Faucets need to be checked for brass or chrome-plating, you?re the original manufacturer, a local hardware store, or a licensed plumber should be able to tell you if yours contain either.

Once installed, epoxy pipe lining is a barrier to prevent lead leaching from your pipes into your drinking water. The epoxy lining prevents the water going through the pipe from coming into contact with the metal of the pipe, the chemical reaction that creates pipe corrosion is prevented. Epoxy pipe lining will prevent lead and other metals (from your pipes) from getting into your water. The lining also prevents other poor water quality issues, for example: red, brown, blue or yellow water, zinc or iron leeching from galvanized pipes into your water, causing a metallic taste, and bacteria can cause terrible tasting or smelling water.

Central Heating System Radiators Are Critical Components

Using a simple illustration from the motor car world, one can refer to the boiler as the engine of the central heating system. Subsequently, the radiators are the wheels that transfer the energy to the road, and helping the system deliver its potential. Radiators make a major difference to the effectiveness and performance of a domestic central heating system through their design, location and size. Quite often it is the boiler which is the focus when discussing your domestic heating needs. However, the heat that is generated by the boiler has to pass through the radiators to ensure it actually radiates out into the living space in the most effective way.

It might come as a surprise that those sleek looking stainless steel radiators offered by most UK plumbing and heating merchants date back more than 150 years. The first radiator was registered as a patent in 1855 by Franz Sangalli, a German engineer. In effect, despite considerable visual differences, the main working structure of the radiator is the same as the ones registered initially by Mr. Sangalli. The radiators are effectively a hollow case made of metal, shaped as a flat box and attached to the wall to maximize radiation of heat into the room.

Most UK made radiators are constructed from sheet metal with brazed fins (normally internal within an outer casing). Using a simple pump (normally located in the boiler or by the hot water cylinder), hot water is circulated through the central heating loop. The hot water is pumped into the radiator and gradually loses its heat to the surrounding atmosphere. As the water cools off it drops and eventually is pumped out via the return valve (normally at the bottom of the radiator). The air surrounding the radiator absorbs the heat from the water within the radiator and rises to the top of the room. Consequently, cooler air is drawn towards the radiator to get heated up. This convection effect is a simple physical phenomenon that keeps our homes warm in the winter.

Despite their long life and history, radiators suffer from common problems such as air pockets. These pockets of gas are believed to be a result of two potential sources. One source is tiny bubbles that creep into the central heating loop through microscopic cracks in the piping (for example through holes in the brazing). A good installation and connection of piping should reduce the risk of such cracks.

Another common explanation for these air pockets it that they are the result of a chemical reaction that occurs when copper piping and other metals come in contact with very hot water. Such pockets (normally made of hydrogen) get trapped inside the system and find their way to the top most point of the system. This is why your radiator does not get hot at the top side, as it is filled up with air pockets rather than hot water. As this reduces the efficiency of the radiator and the central heating system as a whole it is recommended to bleed out such air pockets from the system. This can be easily done by using a bleeding key (which can be purchased in all major DIY stores in the UK). The bleeding key fits into a bleeding screw at the top of the radiator that lets the air pockets escape and return the system to good operating mode.

Another common problem affecting radiators is a build up of sludge. Since hot water rubs against iron, copper and other metals within the closed central heating loop, the resulting chemical reaction creates not only gases but also chemical deposits. Such chemical deposits remain in the sealed system and clog the pipes, reducing their performance and effectiveness.

Most boiler manufacturers these days require the heating engineer installing the central heating system to power flush the central heating loop prior to commissioning. This ensures the system is clean from any debris that might have accumulated during the years (for example inner corrosion in older systems). Furthermore, most engineers recommend adding a corrosion inhibitor chemical into the closed loop circulating water, to inhibit production of corrosive gases and deposits.

Settle the Rate

Set Rules for the Sitter

There should be rules for your sitter to follow as well. Your babysitter service provider should also know if you have rules for her to follow. It is only natural for you to set some guidelines since she will be staying in your house. At the same time though, you should be prepared not to be too strict with your sitter. It would be very unreasonable for example not to allow your sitter to use any of your things in your living room or kitchen. The guidelines you should set may have something to do with the length of personal calls, sleeping on duty and having personal visitors while on duty.

Always Ask Questions

Always have a brief chat with your sitter when you get home. Ask her how things went and if she enjoyed being with your kids. This would also be a good time to address specific concerns. Your sitter for example may have had a particularly difficult time with handling one of your kids. Ask her how she dealt with the situation and make sure to praise her if she did a good job at handling it.

Be Generous

Meals - Never forget to leave your sitter something to eat or drink. This is a basic courtesy. Even if you are paying her, it would be a sign of generosity on your part to offer her something extra. This is an especially good idea if she hasn't eaten her meal yet. Being extra kind and generous on your sitter would make her feel that only the best kind of service is expected from her.
