For another, the seller is more apt to receive a higher sales price, and the seller will receive payments and interest over a long period of time. There are tax savings realized by selling under this installment plan. Additionally, the buyer will realize savings by avoiding loan fees and lender charges, and the negotiated interest rate will generally be lower than the available interest rates from a commercial lender. Also, for the 20% of prospective homebuyers who cannot qualify for a commercial mortgage loan, owner financing is a wonderful way for them to be able to own the home.

I entered the internet marketing industry around 2003. It all started for me with an affiliate program and a pay per click campaign. Back in 2003 there were not many savvy Australian internet marketers so I had very little competition for my campaign for quite some time.

I was quite successful at this in the beginning and then had the pleasure of watching the market flood with new entrants, all doing the same thing, forcing keyword bids up. I also had the pleasure of watching Google continue to refine their rules to make their search engine perform better, often at the expense of affiliate marketers. I watched and modified my approach until the time required to exist in the market, was no longer compensated by a justifiable remuneration.

So I changed my approach. I started to build websites and learn about search engine optimisation. I still used PPC marketing, but to drive traffic to my own websites while they optimised in the organic search terms. The result for me was half a dozen highly optimised and profitable website businesses. Of these, only one has its own product. The others either promote affiliate programs or sell advertising space.

Over the 6 years I have been active in internet marketing, I have picked up quite a few clients who wanted help with their web presence. I never promoted this service, they all came to me on referral or by word of mouth. They all had two things in common. Firstly they wanted a website that sold their product. Secondly they had been ripped off by an unethical internet marketer who took their money and left them with a website that didn't work.

That's the problem with internet marketing. Its not a university degree, its not a regulated industry. Anyone can and does call themself an internet marketer. That's why internet professionals as an industry have such a bad reputation. Our industry is packed with graphic designers who know nothing about marketing and professional marketers who know nothing about the internet.

Every week I see how these charlatans work. They prey on the assumption that their clients are ignorant. Despite the fact they know so little themselves, they assume their clients know less and therefore can be baffled with a few technical phrases and a pretty graph.

They'll do a few Google searches and see that I really am well optimised, so then they set about finding some search phrases that I am not optimised for. In their belief they know more than me, they then try to scare me into buying their optimisation services for the less relevant search phrases. Phrases such as "surf accessories" and "holiday rentals".

This sort of thing really scares me. It makes me realise that there are people in my industry who manipulate our clients to make a quick buck. They are quite happy to modify a website to attract irrelevant traffic in order to make some money, with little care of the damage this does to the customer's business. To embellish, if I had have listened to these hard selling conmen, my website would either be attracting lots of people who needed surfboard wax or fins, or in the Holiday Rentals case, people who are looking for hire cars or accommodation at goodness knows which destination. One thing is for certain, people visiting the Gold Coast would not be hiring my surfboards.

If you are a small business owner and get approached by an internet marketer who is going to "turbo boost" your business by getting it up to the top of Google, look carefully at the words they are suggesting they will do this for. There are lots of phrases which anyone can get to #1 as there is no competition for them. This is because no-one uses them to search. So before you sign up an internet marketer, try and get a good understanding of what your clients search for on Google when they are looking for your product.

If you are thinking about doing some work to your website but do not know where to start, ask around. The really good operators work on reputation and do little self promotion. When you do this though, be clear that you are looking for an internet marketer, not a designer or developer. Its one thing to make a masterpiece for the internet like many graphic designers do, but a whole new kettle of fish putting it where all your clients can find it.

Finally, if you are one of those internet marketers who abuses our great industry by running around, trying to extract a pound of flesh from every business you come by regardless of the value you add, change your ways. This industry is big enough for everyone so there is a place for you. But skill yourself up and don't sell your services to businesses that don't need them. I know, many people are totally wrapped up in their business, to the exclusion of pretty much anything else (including a life), but you need to find something!

Maybe you liked Heath Ledger in the Dark Knight. Maybe you're a fan of the Yankees. Or maybe you hate the Yankees because you're a fan of the Red Sox. Maybe you've got kids, ride bikes, volunteer at a soup kitchen, etc. Let people see the real you, and they'll probably like what they see.

There are a few ways to make your twittering more effective and efficient. I'm going to give you seven ideas about what I do.

1. Find a bunch of people to follow. What you need to do is find someone that has similar interests as you and follow everyone they are following. Eventually, you're going to get to the point where you're following 2000 people, and twitter won't let you follow any more. They must have some kind of system where they limit you to 2000 unless you have more people following you, because I have seen people that are following more than 2000. Here's what will happen - if you follow enough people, many of them will follow you back. At that point, send them a friendly message, and invite them to take a look at your blog.

2. Follow people who follow you. Soon, people will follow you that you didn't follow first. If they do, follow them and send a similar message to them as above. If you're at 2000 people you're following, go in and delete a few that don't follow you. I delete ones that don't have a picture, as I don't think they're too serious about twitter. This leads to my next point.

3. Personalize your site. Add your picture. Write about yourself, and post a background image. Put your blog or website link on it. Remember, you need to be social - even if you're not!

4. Tie your twitter account in with your Facebook account. You do have a Facebook account, right? If not, shame on you! Go get one! This kills 2 birds with one stone: when you post something to twitter, it automatically updates what you are doing on Facebook.

5. Check out twhirl.com. This is a program you download to your computer that sits on your desktop and display tweets from others without having to have your browser open. Of course, you can post your own tweets there, too. One neat thing about twhirl is it has a built-in url shortener in it. If you have a long link to post, you might now have enough space. In twhirl, you can just enter the link into a box and click "shorten" and you'll get a short link that you can use in your tweet.

6. Try twitterfeed if you're a blogger. Twitterfeed automatically tweets any new posts that you make to your blog, and if you're connected, to Facebook. It works by monitoring your RSS feed periodically for new posts, and if it sees any it sends out a tweet. Saves you time and having to remember. You can set it up for free at twitterfeed.com

7. Register your twitter username at ezinearticles.com. In your profile, you can enter your twitter info, and when one of your articles gets approved it will automatically send out a tweet. This is good, because sometimes by the time it gets approved you'll forget to post it on twitter.

Project Payday, Is It A Scam Or Can You Actually Make Money?

Project Payday has flooded the internet as a new opportunity for the average joe to make a few bucks from home. But does it really work, can you actually make a few hundred bucks a month as they claim?

How the Project Payday blueprint works:

To get started in Project Payday you can either sign up for one of the free trial offers or pay the $39 dollar fee (pretty cheap as far as online business go). This trial offer is the heart of the Project Payday business.

The catch with all of the trial offers is that you have to submit your credit card information and have 30 days to cancel your trial subscription or purchase. This qualifies you to start earning with Project Payday and you are still good even if you cancel your subscription (which is what you are supposes to do).

Sounds pretty easy so far and if you remember to cancel the subscription, you have no out of pocket cost as of yet, but if you forget to cancel and return your product you will be stuck with the product and the fee.

Making money with Project Payday:

Now that you're a member of Project Payday, you get access to the insiders forum, the heart of the business. the forums contain posts from other Project Payday members who will offer you a few dollars to subscribe to one of their free trials. After contacting the member, they will send you a link to their subscription site and after you fill it out the member will pay you the agreed upon price. That member will now receive a commission on your free trial subscription. Sound pretty simple, right.

After getting your feet wet, it will be your turn to post on the Project Payday forums.

After a few of these initial trial offers you will be able to make your own posts to the Project Payday forums after reviewing offers and getting your own links to a the trial offers. The host company will offer say $100 bucks for you to have 5 people fill out their trial offer. In turn, you will offer to pay each one of these five people $10 dollars to fill out the trial offer and at the end of the day, you'll make a $50 bucks, not to bad.

Now, depending on the offers that you are able to find, you may make a little more or less but at the end of the day you do stand to make a few dollars.

If you are looking for a part time job, then Project Payday is for you. As a business model, it is not stand alone and could never generate enough income to be a full time quit your job type of opportunity. You are basically getting paid by the hour and if you can't get to your computer, you won't make any money.

Project Payday has very little risk, which is only you getting billed and having to pay for some products you didn't return in time, I'm sure this happens quite often.

There are 2 myths being spread about the network marketing industry that I would like to to debunk right here and now. Myth 1: Only a small number of people are making any money compared to the total number of distributors. That's because there are always new members coming in who are just starting for one. Also not everyone is proactive with their business and in fact most people join and do nothing but wait for something to happen. That's their choice and that's fine.

It's really just a theory because no network marketing company has ever exceeded a global marketing reach of more then 1 percent with very few exceptions if any. Even if saturation can be reached, the product if priced appropriately will stand on it's own. Surely there will always be new people for those who want to continue making a living at promoting the product they use or at least breaking even through referrals.

Because of the huge array of choices in network marketing companies, the industry will likely eliminate traditional brick and morter shopping entirely. If given a choice wouldn't you rather be able to profit by referring your friends to the products you use yourself?

What a perfect industry to leverage your spending in because most good nutritional products are expensive. Web Prosperity Compensation Plan

Web Prosperity will transform peoples lives so let's take an indept look at the Compensation Plan. A WebProsperity Team Member shall receive a Commission for each WebProsperity Package sale made by a Customer referred by a Member and for each recurring payment made by the Customer primarily referred by the Member. Niche gets talked about a lot, but what is it? A niche is usually thought to be a space or small notch, or an area or activity that a person is well suited for. Niche marketing can then be thought of as marketing that takes place within an area that is well defined, that a a person or company is well fitted for.

With Google and other modern search engines an important goal is to have your site appear on the top or as near to the top as possible on a search results page. When people submit keywords or phrases looking for services, products, or information most users will not look beyond the first or second page of results. Often the only reason someone will search beyond the front two pages is if they still haven't found what they are looking for.

It can be difficult to separate yourself from the crowd online. If for example you have a travel site, and use atravela and avacationa as keywords it is likely that your site will be virtually lost amongst the competition. It may not even be possible to find your site on Google without staying up all night looking. Placing high on or adominatinga Google's listings is important and to do this it is crucial to establish a well defined niche, and use keywords appropriate to it. Once your niche is established you will begin to see that online marketing really does work.

Advertising a "great vacation" to anywhere isn't going to get it done. If you feature a vacation to Michigan's Upper Peninsula, Washington's San Juan Islands or a special place in the Caribbean, you're starting to work your way towards finding your niche. In reality your niche is something you know as much or more about than anyone else.

A key role is played by supply and demand. Imagine if the hula hoop were invented during a time when Google and the Internet were available. The inventor with a few press releases would have announced his product to the world. People would turn to Google and enter ahula hoopa and guess what? All results would have led back to the inventors website. The inventor would have adominated Googlea . The hula hoop did just fine without needing to be online, but the point should remain clear.

Whether you are offering a product or a service, it needs to be in demand and have a limited number of suppliers. It is also a huge help if you know what you are talking about, which it is likely you will if you are offering your own product or service. Large demand, few competitors, and your personal credibility can be made to add up to a dominant Google search position.

Creating an online marketing business that is successful is not necessarily easy, and failure is likely unless you are able to find your niche early on. A good approach to finding your marketing niche is to brainstorm. Let your mind room free over as many marketing possibilities as you can. Make a list of them, and then go through the list and analyze the supply and demand possibilities for each listed item. Once you find something with high demand that only you or a few others can supply, you are on a solid path towards creating a successful niche marketing business

Often an opportunity can be right in front of us, and we won't even notice it. It is important to consider what you are able to offer to the world. Most people have more to offer then they ever realize. Look for things that are unique, something others value, or find interesting and market it.
